Danny the Airbnb pro here coming at you from Mexico City. I am in a park here and acoustically I don’t know if the fountains in the back we’re the best option for my first video but I am here at golden hour or what I think is golden hour so I hope my perfect complexion makes up for it, also you get a view on some strange man’s butt in the background.

Anyways, this is the first video of a weekly series I’m gonna do five minutes or less about quick tips for you all. In the comments if you want me to cover something just post it in the comments and I’ll make it a priority. I’ll try and cover it the next week or the week after.

So today’s video is about response time. What is it, why is it important and how will improve your response time on Airbnb.

So first, response time. If you scroll all the way down to the bottom of your listing, on everyone’s listing you’ll see two statistics. How often do you respond to messages: within one hour, is the best, within a few hours or within a few days.

The second statistic will be a percentage. What you want is within an hour at 100%. If you’re not here you’re doing it wrong because there are tools that automated, that are cheap, that are effective; they cost no time or money. That’s the bad news, the good news is, at the end I will tell you how you can improve it.

Why response time is important is because it’s one of the few things that Airbnb has said directly affects your search rate.

So if you are anything below within an hour at a hundred percent you’re hurting yourself financially.

If you’ve been following me you know that I recommend Smartbnb; it’s one of numerous PMS systems out there that you can use and they have a setting where you’ll tell the system to send an automatic message within a minute period, because you want to be below 60 minutes.

So you could say for example if I don’t respond to a message within 55 minutes send to this automatic message and that way you’ll always be at a hundred percent within an hour, for example if you’re sleeping.

To take it one step above, I offer a product on my website Message Templates, it’s eight messages.

The reservation process has a flow, so I send a message immediately upon inquiry. The statistics show the quicker host gets more reservations. So my first message will be immediately upon inquiry to keep that response time rate up and increase my search rank without doing anything.

Then I have seven other messages one optional that you send to the guests throughout the process. This eliminates for me 90% of my messages, I don’t deal with 90% of messages. If there’s a specific question from the guests then I will answer it because I still want to offer the guest unique, customized, personalized experience.
